 BAM UK & Ireland is recruiting a janitor to join our FM Segment and based out of West Dunbartonshire Schools. You will be based at multiple sites through West Dunbartonshire.

This is an evening / Saturday morning role dealing with council lets and maintenance access. Many of the job requirements come into play if you carry out any hours in a day-shift capacity.

This role is a 39 week a year position, 35 hours per week Term Time Only. Working Monday – Thursday 4.00pm – 11.00pm and Friday 4.00pm -9.00pm and Saturday 8.30am – 1230pm (variable depending on let times).

Making Possible

Under the instruction/guidance of the head janitor, you will provide access to the site and ensure security of the school sites & premises. This role is subject to a satisfactory passing of PVG Certification.


Key responsibilities of this role include:
• Give access to lets and maintenance service personnel.
• Give access to areas and equipment as per let sheets.
• Maintain letting records.
• Security of the site.
• Remove waste to central collection point (bin storage area).
• Lock/unlock school buildings and areas.
• Key holding on multi-site basis.
• Adherence to lone working protocols.
• Setting/un-setting of security systems.
• Participate in on call rota as required.
• Undertake regular security checks and identify security risks.
• Monitor fire safety equipment and carry out and assist authority in carrying out fire drills.
• Operate and respond to alarm systems where appropriate.
• Liaise with contractors. 
• Provide emergency access to school site.

Maintenance (out with standard duties in absence of let).
• Undertake appropriate repairs e.g. minor redecorating and fixing.
• Undertake minor/simple repairs e.g. minor plumbing, changing lamps, unblocking drains, replacing finishing’s, ironmongery
• To organise and carry out various maintenance duties to ensure that the general upkeep and maintenance of the premises is satisfactory, as per specific schedule for the site.
• To organise and carry out minor decoration & improvement works.
• To monitor the BMS system and report any issues. 
• To participate in a preventative planned maintenance programme and for routine inspections of the buildings, fixtures, fittings, furniture, premises and grounds to assess for minor work or repairs requires to be carried out to maintain safe and satisfactory conditions.
• To carry out checks of heating plant and lighting systems.
• Undertake regular site inspections and identify and record repair and maintenance requirements.
• Identify defects and record repair and maintenance requirements. 
• Assisting in administration of log books.
• Undertake emergency cleaning tasks during specified times.
• Undertake cleaning duties such as graffiti removal & litter picking of entire site (external). 
• Undertake on-call duties when required.
• Coordinate deliveries to the site and distribution within. 
• Monitor performance of contractors and carry out inductions prior to them gaining access to site.
• Liaise with contractors & undertake client role in connection with premises-related contracts.
• To assist in safety audits of the premises and contribute to relevant risk assessment activity.
• Assist Site Technician when required.
• Manage lets when required.

Water Hygiene Fire alarms, CCTV, Sprinklers, Disabled Refuge, Access Control, High mast lighting, Internal lighting
External lighting, RCD trip testing, Emergency lighting, Portable scaffolding, Flooring ,COSHH, Others as required
Corporate Training
Moving and handling, Emergency first aid, Code of conduct, Modern slavery, GDPR, Legionella Awareness, Others as  required.

What do you bring to the role?

The successful applicant will be able to demonstrate the following knowledge, skills and experience:
• Janitorial/site-keeping or trade experience in a similar environment.
• Good numeracy/literacy/GCSE (or equivalent) Maths and English.
• Willingness to develop knowledge of use of ICT and other specialist equipment/resources.
• Working knowledge of relevant policies/codes of practice/legislation.
• Ability to work without direct supervision.
• Ability to relate well to children and adults.
• Knowledge of health and safety procedures and precautions. 
• Knowledge of COSHH regulations.
• Willingness to participate in development and training opportunities.
• Demonstrate a flexible attitude and willingness to work as part of an extended team.
• Show the ability to assist other building staff in the discharge of their duties.
• Ability to carry out lone working when required.
